Oak View Barns

Balancing character and practicality in a barn conversion

Brick country house with open patio doors, sofas visible inside and a large grassy lawn framed by overhanging tree branches
This cluster of agricultural barns sit alongside a listed building. The brief was to create high-quality homes while working within a sensitive planning context, where the buildings couldn’t be heavily altered without risking refusal.

What mattered

The barns were curtilage listed, meaning the level of change needed to be carefully controlled. There was a careful balance to manage; too much intervention and the building would lose its character. Too little and it wouldn’t function properly as a home.

Spacious modern living room with a large pale grey sectional sofa, brown velvet cushions, glass skylight and dark navy feature wall.
Modern kitchen with marble island, upholstered bar stools, wooden beam ceiling, pendant lights and a dark dining table with potted plants
Bright modern kitchen with white cabinetry, marble countertops, central island with farmhouse sink and pendant lights.
Brick two-storey house with large folding glass doors opening to cosy living rooms and a small lawn in front

Our approach

The design worked with the existing buildings rather than trying to reshape them. Openings were positioned to align with the original structure, avoiding unnecessary changes to the external appearance.

We introduced rear extensions under permitted development to add usable space. These were designed as simple glazed forms with minimal structure, positioned to the rear so they don’t compete with the original building.

External elements such as gardens, parking and carports were arranged to sit neatly alongside the buildings, avoiding unnecessary clutter. Everything was checked against planning policy and the listed setting, keeping the proposal within what would be supported.

Spacious modern living room with cream sectional, blue and brown cushions, glass roof and open view to a green backyard and trees
Contemporary living room with glass roof, sliding doors opening to a green lawn, grey sofas and a wood-burning stove
