Oak View Barns
Balancing character and practicality in a barn conversion

What mattered
The barns were curtilage listed, meaning the level of change needed to be carefully controlled. There was a careful balance to manage; too much intervention and the building would lose its character. Too little and it wouldn’t function properly as a home.

Our approach
The design worked with the existing buildings rather than trying to reshape them. Openings were positioned to align with the original structure, avoiding unnecessary changes to the external appearance.
We introduced rear extensions under permitted development to add usable space. These were designed as simple glazed forms with minimal structure, positioned to the rear so they don’t compete with the original building.
External elements such as gardens, parking and carports were arranged to sit neatly alongside the buildings, avoiding unnecessary clutter. Everything was checked against planning policy and the listed setting, keeping the proposal within what would be supported.

The outcome
The project delivers a set of conversions that retain the character of the original barns while providing practical, well-resolved living spaces.
It’s a considered approach, where restraint is key – doing enough to make the buildings work, without losing what made them worth keeping in the first place.
