Designing a new home within an established street

The aim was to secure planning permission for a four-bedroom house that aligned with the developer’s model, while making the most of a straightforward infill site.

What mattered

The site itself was relatively clear in planning terms. It sat within an established settlement and worked as a natural infill plot.

The brief came from the developer, with a defined approach to layout, scale and specification. The house needed to follow a proven model in terms of size, internal arrangement and market appeal.

Flexibility was important. The property was sold off-plan, which meant accommodating changes from the end user without disrupting the overall scheme.

Our approach

We developed the initial design and secured planning permission for a four-bedroom house of around 2,000 sq ft. The layout reflects the developer’s established approach, focusing on what’s proven to work rather than reinventing it.

Once a buyer was secured, we worked with both the developer and end user to make adjustments to the design. The aim was to adapt details without moving away from the approved scheme.

We produced a full set of construction drawings, tailored to the developer’s preferred construction methods and supply chain, making sure the scheme could be delivered efficiently on site.
