Delivering an infill home on a former car park site

This was a tight infill site within an established residential area, previously used as a car park.

The goal was to bring forward a viable scheme that would sit comfortably within the street while addressing the site’s limitations.

What mattered

The site was constrained, with neighbouring properties close on all sides. Overlooking and separation distances, particularly to the rear, were key issues.

Early ideas looked at a more contemporary design to manage this, but it became clear that a different direction would be needed to secure planning consent. The surrounding houses are more traditional, so the proposal needed to reflect that rather than stand apart from it.

Our approach

The design shifted towards a more traditional form to align with the street and improve the chances of approval. Openings were controlled carefully, especially at first floor level, to manage overlooking without losing too much natural light.

We also worked with the developer to introduce a timber frame structure, which suited the site and improved build speed. We coordinated the design with the timber supplier to make sure it was resolved clearly at the technical stage. Construction drawings were developed around this, so it could be built without issues on site.
