Projects don’t all start in the same place. Some begin with a clear brief. Others start with uncertainty around planning, viability or delivery. Our role is to apply judgement early, produce clear information, and stay involved long enough to make sure what’s approved can actually be built.

Early advice & feasibility

Understanding what’s realistic before you commit

Before design progresses too far, we look at the fundamentals. Planning history. Policy position. Settlement boundaries. Access. Site constraints.

For homeowners, that avoids unrealistic expectations. For developers and landowners, it often informs acquisition decisions. Testing viability early is usually cheaper than redesigning later.

Design Drawings

Concept design and planning applications

We develop the design and prepare the planning application. Layout, scale and context are tested early so the proposal stands up when it reaches the planning authority.

Building regulations and construction information

A planning approval still needs to be built. We produce detailed drawing packages suitable for Building Regulations approval, pricing and construction.

Building Control Principal Designer

Managing compliance properly

Where required, we take on the Principal Designer role and make sure design information is prepared in line with Building Safety Act requirements.

Testing a site before design begins

We assess planning position, access, context and capacity before layouts are fixed. This work often happens before land is purchased or funding secured.

Where lenders require an Architect’s Certificate, we inspect the build at key stages and issue the certification required at completion.
